Once the host accepts your booking request and therefore signs the lease agreement from their side, you have 24 hours to complete the lease signing process, making the booking official.

The lease signing process on Flatio consists of 3 parts, which you can easily complete in the Contracts section in the My Housing web app. These are the steps you should follow:

Reading & signing the lease agreement 

The lease agreement is concluded between the guest and the host for the period that you specified when creating the booking request. We strongly recommend that you read the lease agreement carefully and familiarize yourself with all the rights and obligations of both parties.

The lease agreement must then be signed. We use a digital signature with an authorization code so you can sign the lease from anywhere. When you press the "Send email" button in the corresponding step, you'll receive the authorization code to the specified email address, which you then enter in the related field in the My Housing web app.

Uploading a copy of your ID card or passport

The next step of the lease signing process is to enter a copy of your ID card or passport into our system. We request these documents for hosts so they can verify that the information you entered into the lease agreement is true and matches your ID/passport.

This information is essential for the verification:

  • number of the ID card or passport,
  • first and last name,
  • date of birth,
  • permanent residence.

You can black out the rest of the data if you wish to do so.

Payment of the first rent (including the service fee)

The final part of the lease signing process is the payment of the first rent and the service fee.

  • With the payment of the first rent, there's a double guarantee - you guarantee the host that you'll rent the accommodation for the requested period, and the host guarantees you that the accommodation will be rented to you and not to someone else at that time.
  • The service fee is then a one-time fee charged for Flatio's always-improving services, such as high-quality, verified, and fully furnished rental units, quick and friendly customer support, the user-friendly nature of our entire platform, and much more.

You can easily make this first rental payment via the Payments section of your profile, where you can choose from multiple payment methods and see all the necessary payment details. You can learn more about different payment methods on Flatio in this article.

As soon as we receive the full amount, your lease agreement will become valid and your booking will be therefore official. The first rent will be safely kept on Flatio's bank account until you successfully move in. We will forward it to the host only after you inform us of a smooth takeover of the accommodation, or 3 days after your move-in date, when we can safely assume everything's in order.


Failure to complete the lease signing process

If you don't complete the lease signing process within 24 hours of your booking's acceptance, the host has the right to cancel the entire booking according to the lease agreement (see Article 6 - Other Provisions, Paragraph 5).

It's up to the host whether they'll give you more time to complete the process. Therefore, if you already know that you won't be able to complete the lease signing process within the 24-hour period but are still interested in the booking, we recommend that you contact the host through the Messages section of the My Housing web app and explain your situation. We believe that you'll come to an agreement that suits you both.
