When does the DAC7 report apply to me and how is it calculated?

Use this article to better understand how we handle the hosts' DAC7 reports, what they include, and what each reported information means in practice.

Every January, Flatio needs to provide the tax offices with the DAC7 reporting of our hosts for the previous calendar year. According to this directive (you can read more about it in our blog post), we create a separate DAC7 report for every active billing information that either:

  • has a billing address within the European Union, or
  • is connected to renting out a property located within the European Union.

If this affects you, you can find your yearly and quarterly reports with all the details in the My Rentals app > My Profile > Billing information. Each report includes the following information:

1. Move-ins

Move-ins represent the number of lease agreements with the start date within the given period.

Note: If you signed multiple leases last year, but some of those guests haven't moved in yet and will only move in the following year, they won't be included in last year's report, but in the following year's report.

For example, if you signed 6 lease agreements in the year 2024, but only 4 guests moved in that year and the 2 remaining ones are yet to move in during 2025, the report of move-ins in 2024 will show only 4 move-ins.

2. Earnings

Earnings (i.e., your accounting income) represent the amounts we processed within the given period, i.e. the rents we sent you + the commissions we charged within the given period.

Note: We don't look at when the guest paid the rental price, but we only consider when we sent the rent to you and charged the Host fee (which is done on the same day, always on or after the guest's move-in date).

For example, if a guest paid the rent in December 2023, but we forwarded it to you (and therefore also charged the commission) in January 2024, we will include the amounts in the 2024 report. On the other hand, if a guest paid the rent in 2024, but it's to be processed during 2025, we will include this earning amount only in the report for 2025.

3. Commission fees

Commission fees (i.e., your accounting expenses) represent the amount of Host fees we deducted from your earnings, which is always done on the same day we send the rent to your bank account.

4. Taxes paid

And finally, we share the tax amounts we paid to the local tax offices from the commissions collected within the given period.


The DAC7 report is based only on information available to us for the billing details you entered. If you find any discrepancies in your report, please contact our support team as soon as possible. Remember that it's necessary to always state the exact issue in detail and mention the correct information so we can get on the investigation right away.
