Can I terminate the lease agreement before I move in? (Cancelation policy)

Yes, it's possible. If for any reason you can't or don't want to move into a rented property at the start of the lease agreement, you can choose to terminate the lease agreement without giving any reason.

Please note that no notice period applies to this termination type, and the termination becomes effective immediately when the termination notice is delivered to the landlord (i.e., as soon as the landlord is informed about your decision to withdraw from the agreement).

How to proceed with the termination

To terminate your lease and therefore fully cancel your stay in the given property, you need to contact our support team, who will submit the termination. We recommend that you also contact the landlord and explain the situation to them before they receive the termination document.

After we create the termination document, you will need to sign it using an authorization code. Once you sign the termination, it will become official and valid and we will then proceed with the refund according to the information provided below. Most refunds are handled within a couple of business days after the termination finalization.

Rent refund

The refund of the rent is based on the cancelation policy applied to your booking. The cancelation policy type depends on the landlord's settings at the time you created the booking request. You can find information about the type applicable to you in the booking detail within the Reservations section of your profile.

Please note that the cancelation policy applies only if you're the one terminating the lease. In case the booking is canceled by the landlord, you're entitled to get back all the money you paid.

1. Strict (30-day) cancelation policy

  1. If the termination notice is delivered to the landlord 30 days or more before the start of the lease agreement, we'll refund you the entire first rent.
  2. If the termination notice is delivered to the landlord between 29 and 14 days before the start of the lease agreement, you're entitled to a refund of half of the first rent. The remaining part (50%) of the first rent is due to the landlord.
  3. If the termination notice is delivered to the landlord less than 13 days before the start of the lease agreement, the first rent is forfeited to the landlord.

2. Neighborly (14-day) cancelation policy

  1. If the termination notice is delivered to the landlord 14 days or more before the start of the lease agreement, we'll refund you the entire first rent.
  2. If the termination notice is delivered to the landlord between 13 and 7 days before the start of the lease agreement, you're entitled to a refund of half of the first rent. The remaining part (50%) of the first rent is due to the landlord.
  3. If the termination notice is delivered to the landlord less than 6 days before the start of the lease agreement, the first rent is forfeited to the landlord.

3. Friendly (7-day) cancelation policy

  1. If the termination notice is delivered to the landlord 7 days or more before the start of the lease agreement, we'll refund you the entire first rent.
  2. If the termination notice is delivered to the landlord between 6 days and 48 hours before the start of the lease agreement, you're entitled to a refund of half of the first rent. The remaining part (50%) of the first rent is due to the landlord.
  3. If the termination notice is delivered to the landlord less than 47 hours before the start of the lease agreement, the first rent is forfeited to the landlord.
NOTE: If you've already paid the refundable deposit the landlord was entitled to according to their settings on Flatio, the cancelation policy doesn't apply to it, meaning that the deposit will be fully refunded.

Service fee refund

The service fee is always fully refundable. In which form you receive it depends on the following:

  • If you notify Flatio's support team requesting booking cancelation ("termination from the start date") within 48 hours after the lease agreement became valid, you're entitled to get back all the money you paid for the service fee. In this case, we'll send cash to either your credit card or your bank account.
  • If you notify Flatio's support team requesting booking cancelation ("termination from the start date") more than 48 hours after the lease became valid, you're entitled to a refund of the service fee in the form of a voucher equal to the amount of the service fee you paid. The voucher can then be used for your next booking and is valid for 12 months.
    • Please note that if the service fee for your next booking is lower than the voucher amount, we'll issue you a new voucher for the remaining amount, valid for another 12 months.

This system again applies only if you're the one terminating the lease. In case the booking is canceled by the landlord, you're entitled to get the whole service fee back to your credit card or bank account.

How to apply the voucher

Simply enter the voucher code into the "Discount Code" field on the booking summary page when creating a new booking request.

Can anybody else use the voucher?

Sure! The voucher can be used by anyone who has the voucher code. You can therefore handle the voucher however you want, for example:

  • you can use the voucher yourself for your next booking,
  • you can sell the voucher to another person, or
  • you can give it to someone as a gift.

The voucher isn't limited even by the booking destination.
