Every time you rent through Flatio, you're automatically covered by our StayProtection package.
By booking this property, you'll also enjoy extended protection in the form of Stay Benefits - a unique offering backed by AXA! Here's what such packaging includes:
Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.
You can take a look at the contract in advance and online with every offer. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
In the event that you move in and the rented accommodation doesn't match the information on Flatio, let us know as soon as possible!
If the conditions for the withdrawal are met and the landlord can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.
You can read the conditions and all details about our Move-in Guarantee in this article of our Help Center.
How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).

Then if you would like a longer story:
I arrived in Prague with my young son, alone, due to circumstances beyond our control (my husband arrive a few days later) I was nervous, scared and rather overwhelmed at the time. I was met by Lukas, he gave me a comforting hug and assisted with all (an immigration so LOTS) our luggage! All while my son played with his two amazing kids. I felt welcomed and safe.
We LOVED our apartment. It was super cozy, had everything we needed and more, plus Angie told us to let her know if there is anything else we might need. We love the balcony, with windows opening up so you can feel the breeze coming through.
We found the WiFI to be more than adequate - I work from home and had no break or slowness in the flow of working at all. Whilst working, often we would be streaming Netflix for my son to watch and we would be streaming our own grown-up programmes plus WA family/friends video calls - no buffering or problems.
We loved our apartment so much - we extended and have therefore stayed over a year here. Yes the bedroom window is above the main apartment entrance - BUT not once were we disturbed or our sleep broken by noises - the rooms are pretty much insulated. The only "noise" we heard was someone playing piano above us - this was a "noise" we thoroughly enjoyed - it was like having a piano concert right in our home and we longed for more!
I do thorough research before entering in any agreement so based on that I would like to respond to the comments left by another person on a previous stay. In both the booking process and the actual contract it is clearly stated that if you are staying for a longer period of time you will receive a discount on the rate paid - I feel that when breaking that contractual term you can not possibly expect not to pay the difference as you are getting a discounted rate based on your length of stay.
Regarding the rent: Prague is not cheap! It is one of the most expensive cities rent-wise and at the end of the day you will pay for what you get.
I feel that when we rented this apartment we not only paid for a roof over our heads, but for the invaluable and priceless kindness we received from our landlords. Lukas and Angie made us feel welcome, they assisted and helped us with legalities, documents, translating, traditions and a 100 other things - which you just can not put a price on - for this we will be forever thankful to people who made our immigration to a new country a seamless and amazing experience. So in a long nutshell - if it is available: Look NO further - BOOK BOOK BOOK!
Fantastic neighborhood - You are technically in Prague cit centre - but as it is on the outskirsts you have a "suburb" feel, with parks, greenery etc - yet just a hop, jump and skip away from the "tourist" Prague for all the "must-see" tourist attractions.
Definitely the "Hammer" - a big big pond just a few minutes walk away- restaurants, feeding of swans and ducks, dog walking, volleyball, peace!
It is a quiet neighborhood with a grocery store very close. The public buses and trams are less than five minutes away. It is very residential, but getting into the city center and Old Town takes only half an hour.
The local Albert supermarket is good to get the basics. There is a second floor with a pharmacy and few other shops that are helpful for more niche goods.
It is way overpriced. If you plan to stay for more than 1 month, it's better to look for other options. 28 (34) thousand CZK for this apartment is excessive, considering it's on the first floor, the location, and other points. For this money, you can rent a much better place. In my opinion, the optimal price should not exceed 20k CZK per month.
The internet is quite slow (up to 50mb). Watching movies in 1080HD and performing regular work tasks, video calls are slow and of poor quality.
There are many insects (ants, etc.), especially noticeable in early spring, as they crawl in from the street because the apartment is on the first floor.
The bedroom window is right next to the entrance door to the building, so you can constantly hear it opening/closing, conversations, and noise.
The bedroom is small, but this can be seen in the photos.
Overall, the living experience is not bad, the hosts are nice and live in the apartment across the hall, but the pricing issue is quite unpleasant. Moreover, read the contract carefully - if you cancel the apartment for any reason earlier, you will be obliged to return the difference, proportionate to the discount you received when booking. We booked for half a year since we planned to live that long or even longer. But due to certain circumstances, we had to move out earlier, on the 3rd month, and return an additional 18k CZK to the owner. It was quite an unpleasant experience, as the apartment ended up costing about 34 thousand CZK per month or 102,000 CZK for 3 months. Is it worth it? Absolutely not.
Be cautious and learn from others' mistakes :)
The neighborhood is incredibly green! There is a plum tree right in front of the balcony, and there are many walnut trees, plum trees, and apple trees in the neighborhood. There is also a lake with swans and ducks. It is excellent for walking or running.
Calm.. loads of green
Not only that he helped me sell a lot of my stuff.
It is good to know that people like this are still on this earth.
